Okay, I figured out what was causing at least the "instant disconnect" issue.
It was indeed caused by a property gate owner dying. There was a bug in that code that would cause a flood of repeated and redundant OW (ownership change) messages.... so many that it would overflow the outbound networking buffers of clients, causing them to disconnect. This happened at the server frame rate, which is much higher on a busy server with lots of incoming messages (and why it never showed up on my test servers).
Not sure if this was also causing lag... but it could be.
Nearby players got flooded with OW messages. Distant players wouldn't hear about the OW changes, but still might see the server lag during that time. About five seconds of lag.
Live fix rolling out now to the servers.
Thank you all SO much for connecting this with property gates. Not sure how you figured that out, but it saved me several days of digging, for sure.

Okay, I've confirmed that this has been fixed now. My mother died while owning a gate, and there was no disconnect!
